It repeated Google star ratings, review counts and price markers we could not stand behind, called every entry “a verified, currently operating business”, counted a swimming pool and a shisha lounge among the cafes, and listed two places we could not confirm are trading today. It has been rewritten. Every cafe below was checked on 1 October 2026 against its own website (or, for the two without one, its Uber Eats page) and a second, independent listing.
Chaddy is the easy answer and the wrong place to stop. Wikipedia calls Chadstone Shopping Centre the largest shopping centre in Australia, and puts it in Malvern East, not Chadstone. Chadstone the suburb is next door, 14 km south-east of the CBD in the City of Monash.
So this list does both. Two picks are inside the centre, for coffee between errands. One is in Chadstone itself, and four are in Ashburton, Mount Waverley, Oakleigh and Hughesdale, all suburbs Wikipedia lists around Chadstone. Prices appear only where a cafe publishes its own. Sweet or savoury, pick a lane.

The Silver Linings — 53 Batesford Road, Chadstone VIC 3148
The pick for Chadstone proper. Its own site pitches brunch: a menu that blends breakfast and lunch, with vegetarian, vegan, gluten-free and dairy-free options. It also welcomes “a quick coffee, cake”, family catch-ups and functions, and takes reservations through its site. Hours listed: 7am to 4pm Monday to Friday, 8am to 4pm on weekends.

Part deli, part cafe, in the Market Pavilion. BLAKEAWAY stocks chef-prepared ready meals, platters and desserts, and its own FAQ says to grab a coffee and find a seat inside. Its online shop prices the sausage rolls with tomato relish at $24 for six, a single-serve lasagne at $18, and a Basque cheesecake with berry compote at $32. That cheesecake serves six: a burnt-top, crustless style from Spain’s Basque Country. Hours: 8:30am daily, closing at 5:30pm Monday to Wednesday and 6:30pm Thursday to Sunday.

The chain announced its Chadstone cafe on 28 March 2025; its first cafe opened in Miranda on 1 October 1992. Its coffee has a trophy behind it: the Jamaica Blue Signature Blend took gold in the 2024 Golden Bean Australasian Awards, in the milk-based category for large chains and franchises. On the national breakfast menu, three of the four items marked new are crepes, among them Eggs & Bacon Benny crepes and banana crepes with Biscoff topping.

The one people search for by name. Chasm & Brew calls itself “A sanctuary for tea, coffee, and quiet reading”, and the ceramics on its shelves are for sale. Matcha leads: its own story talks of “the slow extraction of a perfect bowl of green tea” and hand-kneaded cake. Whisking powdered green tea into a bowl is what gives matcha its foamy top. The site says the kitchen is intimate and puts craft over speed. The week’s special goes up on Instagram. Look for the pink wall.

Perasma Specialty Bakery & Quality Cafe — 9 Warrigal Rd, Oakleigh VIC 3166
A Greek bakery-cafe on Warrigal Road. Its Uber Eats menu reads like a Greek bakery counter: bougatsa crema, spanakopita (spinach and cheese pastry), loukanopita (a sausage-filled pastry), and a section of kouloria, the sesame-crusted bread rings that are a Greek street-food staple. Bougatsa is a crisp filo pie around a semolina custard, usually dusted with icing sugar and cinnamon. A frappe, the shaken Greek iced coffee, is on the menu too.

The suburban cafe with an Indonesian kitchen. Its Uber Eats menu lists an Indonesian chicken congee in a turmeric-infused broth, a beef rendang set, a nasi goreng with beef rendang, and an Indomie fried noodle with crispy fried chicken. Rendang is a West Sumatran beef curry, cooked down in coconut milk and spices until nearly dry. For the brunch crowd there’s a breakfast burrito with chorizo, scrambled egg and avocado salsa, plus sandwiches.

Not by suburb boundary. Wikipedia places Chaddy in Malvern East, at 1341 Dandenong Road, while Chadstone the suburb sits beside it in the City of Monash. Some stores, including Jamaica Blue, print a Chadstone VIC 3148 postal address.

On 1 October 2026 we read each cafe’s own website and copied hours, descriptions and prices exactly as printed. We confirmed each address at a second, independent source: the Australian Good Food Guide, Curateria, or the cafe’s Uber Eats page. Only BLAKEAWAY publishes prices on its own site, so it is the only cafe here with prices. Perasma and ChiChi House have no website of their own, so their dishes come from their Uber Eats menus, and we left out Uber’s delivery prices. We used no Google star ratings or review counts. Facts about the shopping centre and the suburb are from Wikipedia. The photos are illustrative, from Unsplash: they show the kind of dish or drink, not the cafe’s own.
