If you’re planning Melbourne retirement in 2026 — for yourself, a partner, or parents — the suburb decision is really about three things: walkable level terrain, healthcare proximity, and whether you want CBD access weekly or monthly. Bayside, North-East, and Mornington Peninsula each anchor a different retirement style. This guide compares them on cost, healthcare, walkability and lifestyle for retirees over 65.

Bayside: Brighton, Sandringham, Hampton

Bayside is Melbourne’s premium retirement region. Level terrain, frequent train, beach.

  • Brighton — large family homes are being replaced by contemporary apartments and retirement communities near Church Street; cafés, supermarkets, banks and medical facilities all walking distance. Walking is easy because of level terrain. Frequent Sandringham line train to CBD (35 minutes).
  • Mayflower Brighton — premium independent living and assisted care, A$850K–A$1.4M entry, A$900–A$1,200/month service fees.
  • Sandringham — diverse population including retirees attracted to beachside location. Sandringham Hospital + Cabrini and Holmesglen private. Wesley Grange Retirement Village offers a calm seaside environment with sea breeze and outdoor spaces. A$750K–A$1.1M entry.
  • Hampton / Hampton East — quieter than Brighton, similar amenity, A$650K–A$950K retirement village entry.

Healthcare: dense GP network, multiple private and public hospitals within 8 km. CBD by train 35 minutes.

North-East: Blackburn, Box Hill, Eltham, Doncaster

The North-East is the leafy, lower-cost, family-near retirement region. Walking, parks, broad council-run aged care.

  • Blackburn — known for lush greenery, parks, tranquil environment. Excellent healthcare facilities, strong community networks. Walking-distance to Blackburn Lake. A$550K–A$850K village entry.
  • Box Hill — Box Hill Hospital is the regional specialist anchor; large private hospital network. Asian-Australian community presence. A$500K–A$750K entry.
  • Eltham — leafy outer-NE, retirement-villages along Main Road. A$500K–A$800K. Less train-frequent (Hurstbridge line).
  • Doncaster / Templestowe — established retirement infrastructure, multiple Aveo and Estia villages. A$550K–A$900K entry.

Healthcare: strong specialist density at Box Hill Hospital. CBD access 30–45 minutes by tram/train.

Mornington Peninsula: Mornington, Mount Martha, Mount Eliza

The Peninsula is the coastal-lifestyle retirement region. Quieter, slower, more golf, less CBD access.

  • Mornington — laid-back village, cafés, vineyards, golf courses, ocean access. 30 minutes via Peninsula Link to Frankston, then CBD 60+ minutes total. Public and private health facilities. A$500K–A$750K entry.
  • Mount Martha — peaceful coastal, stunning bay views. Beaches, walking trails, wineries. Relaxed retirement atmosphere. A$550K–A$800K entry.
  • Mount Eliza — closer to Frankston Hospital, suits retirees still wanting medical proximity. A$650K–A$900K entry.

Healthcare: Frankston Hospital is the regional specialist anchor; for some specialties, retirees travel to CBD or Bayside. CBD access 60–90 minutes by car.

Bottom line

Pick by what year-10 of retirement looks like, not year-1. CBD access frequent (theatre, family, specialists)? Bayside — Brighton or Sandringham, Sandringham line train, dense healthcare. Family in eastern suburbs and want greenery and lower cost? North-East — Blackburn or Box Hill, Box Hill Hospital is the strongest specialist anchor outside the city. Coastal lifestyle, golf, slower pace, family willing to drive 90 minutes? Mornington Peninsula — Mornington or Mount Martha, accept the trade-off on specialist trips. The biggest mistake is choosing on year-1 lifestyle (the beach is closer!) without modelling year-10 (specialists, mobility, social proximity to grandchildren). Bayside is the most expensive precinct but the most resilient against mobility decline.
