Renting in Docklands Melbourne — What You Need to Know

Renting in Docklands — The Real Story

Docklands has high apartment supply, which is good news for renters. Unlike the inner north and inner south-east where good properties attract 20+ applications, Docklands listings often sit longer and attract fewer applicants. You have more choice, more negotiating room, and more time to inspect properly.

What You’ll Pay

Property TypeWeekly Rent
1-bedroom (internal/city views)$380–$430
1-bedroom (harbour views)$430–$480
2-bedroom (internal/city views)$500–$600
2-bedroom (harbour views)$600–$700
3-bedroom$750–$950

The harbour-view premium is real — $50–$100 per week for water views versus city-facing or internal apartments. Whether that’s worth it depends on how much time you spend at home looking out the window.

Where to Look

NewQuay — The most social precinct. Walking distance to waterfront bars and restaurants. Older towers mean occasionally dated fit-outs but lower rents.

Victoria Harbour — Newer buildings, better communal facilities. Quieter than NewQuay. The best balance of modern living and precinct access.

Yarra’s Edge — Premium and quiet. River views rather than harbour views. Higher rents, more space, fewer neighbours.

Near The District — Convenient for shopping and dining. Less waterfront access. Generally the most affordable option.

What to Check Before Signing

  • Body corporate pet policy — Varies by building. Check before you sign if you have or plan to get a pet.
  • Building defects — Some Docklands towers have known issues with cladding, water ingress, or lifts. Ask the agent directly and check building reports.
  • Wind exposure — Inspect the balcony on a windy day. Some apartments have unusable balconies in winter due to harbour wind tunnels.
  • Internet — NBN availability and type varies. Check your specific unit’s connection.
  • Marvel Stadium proximity — Apartments within 200 metres of the stadium will experience event-day noise and crowd disruption.
