Victoria Harbour — Newer buildings, better communal facilities. Quieter than NewQuay. The best balance of modern living and precinct access.
Yarra’s Edge — Premium and quiet. River views rather than harbour views. Higher rents, more space, fewer neighbours.
Near The District — Convenient for shopping and dining. Less waterfront access. Generally the most affordable option.
What to Check Before Signing
- Body corporate pet policy — Varies by building. Check before you sign if you have or plan to get a pet.
- Building defects — Some Docklands towers have known issues with cladding, water ingress, or lifts. Ask the agent directly and check building reports.
- Wind exposure — Inspect the balcony on a windy day. Some apartments have unusable balconies in winter due to harbour wind tunnels.
- Internet — NBN availability and type varies. Check your specific unit’s connection.
- Marvel Stadium proximity — Apartments within 200 metres of the stadium will experience event-day noise and crowd disruption.
